Industriens and Lægernes anchor €200m first close for Urban Partners credit fund
The fund drops its predecessor's mezzanine sleeve and lends senior only, across Sweden, Denmark, Finland and Germany.
Urban Partners held a €200m first close on Urban Partners Credit II on 18 August, backed by the Danish pension funds Industriens Pension and Lægernes Pension. The fund writes senior secured whole loans against residential, logistics and social infrastructure in Sweden, Denmark, Finland and Germany. Neither the target size nor the individual commitments were disclosed.
The strategy is narrower than its predecessor, which lent across both mezzanine and whole loans. UPC II drops the mezzanine sleeve and takes the senior position only.
It is classified Article 8 under SFDR, with at least 80% of the book to be aligned to the CRREM 1.5°C decarbonisation pathway, and brown-to-green refurbishment named among the lending targets. That is an unusually specific alignment commitment for a credit fund, where the constraint sits on the borrower's asset rather than on anything the lender controls after drawdown.
