M&G Real Estate buys first social-rent portfolio from Hyde Group

M&G Real Estate today made its first move into social rent, acquiring 211 affordable homes in West Sussex from Hyde Group for a reported £29m through the M&G Affordable Living Fund. The deal turns M&G’s October 2025 expansion of the fund’s remit into executed exposure to the tenure.

The portfolio is split across shared ownership and social rent tenures, with the investment made from the M&G Affordable Living Fund. Hyde Group is the seller.

M&G had announced on 2 October 2025 that the fund would be able to invest across a broader range of affordable housing tenures in the UK. Against that change, the West Sussex acquisition is described as M&G Real Estate’s first foray into social rent.
