Rothesay commits cornerstone funding to £530m Manchester Fallowfield redevelopment
The 50-year partnership will deliver 3,300 student rooms from 2028.
Rothesay today committed cornerstone funding to a £530m redevelopment of The University of Manchester’s Fallowfield campus, part of a 50-year partnership with the university, Equitix and GRAHAM to deliver student accommodation. The capital is being provided by Rothesay as cornerstone funder, making the insurer’s own balance-sheet commitment the central funding source disclosed at announcement.
The project will deliver 3,300 student rooms and modern shared amenities, with the redevelopment described as sustainable student living. Rothesay said the scheme is intended to support the long-term future of The University of Manchester and its students, while the long duration of the partnership ties the investment to an asset with contracted operational use over decades.
The Fallowfield campus is set to become what Rothesay described as the world’s largest single-phase Passivhaus-certified purpose-built student accommodation scheme, with operational energy usage approximately 50% lower than conventional new-build student accommodation. Publicly reported project details indicate the wider campus capacity is expected to rise to around 5,400 beds, adding approximately 900 net new places as older halls at Owens Park, Oak House and Woolton Hall are replaced.
