Nuveen launches clean energy lending strategy with six insurers

Six insurers formed the strategy’s initial investor group.

Nuveen on 25 August launched a commercial property-assessed clean energy lending strategy seeded by six insurers, giving accredited insurance investors access to a diversified portfolio of energy efficiency, climate resilience, water conservation and renewable energy projects. Nuveen said the strategy is designed as a capital-efficient way for insurers to access investment-grade clean energy assets, framing C-PACE here as insurer-suitable private credit.

The capital backing the launch comes from insurers themselves: Nuveen said six insurers formed the initial investor group for the strategy. That suggests the launch has moved beyond a concept stage, with initial institutional validation already in place from insurance balance sheets.

Nuveen said the strategy will aggregate financing for commercial property-assessed clean energy projects to meet the requirements of accredited insurance investors. In practice, that gives insurers exposure to long-dated real-asset loans packaged around investment-grade, capital-efficient income.
